Challenge

I'm looking at developing a piece of property but I want to know what the zoning and permitting process will entail for my project.

Solution

In developing a piece of property, time is money. Delays and setbacks can be detrimental to a projects success financially. Not understanding the entitlement process can cause excessive carrying costs and construction overages. Understanding the timing is a vital part of any development business plan.

Any Township or City Zoning Ordinance will describe the process required for obtaining the Land Use Permit. But what some forget are the other governmental permits that must be obtained, usually concurrently with the zoning process. These permits include Road Commission Driveway Permits, Health Department permits for water and sewer, Soil Erosion Permit, Fire Department approval for fire access, etc. The best defense against delays is a good offense. You should always meet with all of the governmental players prior to beginning a project.
