Challenge

I want to buy a property in town and build a new office for my business, but the property is not zoned for an office use.

Solution

This is a common issue in today's market with a majority of the property's within a town already developed. The first step in approaching a re-zoning for a parcel of land is to obtain that governing jusridictions Master Plan and Zoning Oridinance.

The Master Plan will show you what use that communities long term goal is for the property. If your intended use is in line with what the Master Plan calls for, the Zoning Ordinance will describe the appropraite process to under go for having the property re-zoned. If your use is not consistent with the Master Plan than the issue may be a larger hurdle than originally anticipated.

Regardless of the property or proposed project, you should always contact the Planner and Zoning Administrator for that governing body.
